Topographic Survey, managed by Folio
Costa Rican surveys must be performed by a licensed topografo. Folio selects the professional, scopes the work in writing, schedules it, quality-checks the deliverables and reads the result against the registry record.
- Licensed topographer selected and engaged for your property
- Written scope agreed before anyone goes to the field
- Boundary, contour, structure and access survey
- Georeferenced files your architect, engineer or notary can work from
- Findings read against the registered plano and the modern cadastre
- Folio manages scheduling, follow-up and delivery to completion

What the ground actually looks like
Slope, access, setbacks and the real position of the boundary lines decide what a property can hold. The registry cannot tell you any of it; a licensed survey can.
A survey answers what the registry cannot

The lines are in doubt
Registered area, the plano and what is fenced on the ground disagree more often than buyers expect. Only a field survey settles it.

You are going to build
Contours, setbacks, access and services drive what the property can hold. Architects and engineers start from this document.

You are splitting or closing
Subdivision, amojonamiento and many closings require current survey work by a licensed professional.
Your land, in three dimensions
Survey data drives the terrain model your architect and engineer design against, and the contours Folio reads back against the registry.

How do I pay, and is it secure?
You pay securely by card at checkout, or place the order by email and we send a secure payment link. We never take card details by message.
How fast will I get my document?
Registry documents are usually delivered the same day. Municipal documents take a few business days because we file them with the municipality on your behalf. Reports built from data we already hold are instant.
What happens if the property or document can't be found?
You get a full refund. If we cannot retrieve the document from the official source, you do not pay. No risk to you.
Do I need the certified English translation?
Only if you want it. The document is official in Spanish. We offer an optional certified English translation so you, your lender, or your home-country lawyer can read it with confidence.
Are these the real, official government records?
Yes. We retrieve the actual records from the National Registry (RNP) and the municipality. We are a coordination service that pulls and delivers them; the issuing authority is always the government.
Can you get documents not listed (SETENA, ICT concession, Hacienda)?
Yes. Message us with what you need and the property, and we will quote it. We can coordinate most official property-related documents in Costa Rica.
What this catches before you wire
Every one of these has cost a buyer their deposit, or their property.
Hidden liens
Mortgages and debts registered against a property transfer to you at closing.
Boundary problems
The plano and the registry finca don't match, so the fence isn't the legal line.
Ownership disputes
The seller may hold only possession rights, not registered title.
Zoning & maritime
Protected areas, the 200m maritime zone, or use restrictions can make land unbuildable.
Unpaid taxes
Outstanding municipal and Hacienda obligations can block your transfer.
