Terms of Service

These Terms govern your use of the Folio app and website (the "Service"), operated by Real Estate Grupo, Santa Teresa, Costa Rica ("we", "us"). By using the Service you agree to these Terms. If you do not agree, do not use the Service.

What Folio is

Folio helps you research Costa Rica properties by displaying public land data from official government sources (Registro Nacional / SIRI, SINAC, CNE, SENARA, SETENA, IGN) and, on request, preparing a verified records report. Folio is an information tool. It is not legal advice, a survey, an appraisal, or a substitute for due diligence by qualified professionals.

No warranty on data accuracy

Government data is provided by third-party public agencies and may be incomplete, out of date, or contain errors. We surface it in good faith but do not guarantee its accuracy, completeness or fitness for any purpose. Always confirm material facts (ownership, boundaries, liens, maritime zone, permits, water) with a licensed attorney, notary or surveyor before any transaction. You are solely responsible for decisions you make using the Service.

Accounts

Some features require an account. You are responsible for keeping your login secure and for activity under your account. You must provide accurate information and be at least 18 years old.

Subscriptions (Folio Pro)

• Pro is offered as an auto-renewing subscription (monthly or yearly) with a free trial where indicated.
• Subscriptions purchased through the Apple App Store or Google Play are billed and managed by that store. Payment is charged to your store account at confirmation, and renews automatically unless cancelled at least 24 hours before the end of the current period.
• Manage or cancel anytime in your App Store / Google Play account settings. Deleting the app does not cancel a subscription.
• Store purchases are subject to that store's refund policy.

Verified reports

• A verified report is a one-time paid service purchased on our website and prepared by our team from official records.
• We aim to deliver within 24 hours of payment and the information needed to locate the parcel.
• If we are unable to pull the records for the parcel you requested, we refund that report in full.
• A report reflects the records available at the time of preparation and is not a guarantee of title, boundaries or buildability.

Acceptable use

Do not misuse the Service: no scraping or bulk extraction, no reselling our data as your own, no reverse engineering, no unlawful use, and no use that infringes third-party or privacy rights.

Intellectual property

The Folio name, app, design and original content are owned by Real Estate Grupo. Underlying public records remain the property of their issuing agencies. We grant you a limited, personal, non-transferable licence to use the Service for your own property research.

Limitation of liability

To the maximum extent permitted by law, the Service is provided "as is". We are not liable for any indirect, incidental or consequential damages, or for losses arising from reliance on data shown in the Service. Where liability cannot be excluded, it is limited to the amount you paid us in the 12 months before the claim.

Changes & termination

We may update these Terms or the Service. Continued use after changes means you accept them. We may suspend or end access for breach of these Terms.

Governing law

These Terms are governed by the laws of the Republic of Costa Rica.
