What you pay for, and what you don't

Folio is a private company that retrieves official records for you. The document stays the institution's. Here is exactly where the line sits.

What you receive, looked at closely
Illustrative sample of a Registro Nacional title certificate 1 2 3
  1. Issued by the institution. The Registro Nacional, the municipality or the ministry produces it, not Folio.
  2. Exactly as registered. Owner, liens and annotations, unchanged. We never edit an official record.
  3. Verifiable on its own. Certification number and digital signature you can check at the source.

Illustrative sample with fictional data. Your certificate carries the real number and signature.

Your price covers
  • Finding the right record, including help when you don't have the finca, plate or company ID
  • The government fee, when the record has one
  • Retrieving and organising it, then emailing the result to you in English
  • A full refund of that line if the record cannot be found or issued
Not what you are buying
  • A government endorsement. Folio does not represent the Registro Nacional or any public body.
  • Legal advice. A Folio study reads official records; it does not replace your lawyer.
  • An official translation. Documents arrive in Spanish, as issued. Ask and we quote it by email.
  • Hidden free data. When a lookup is free at the source, the record tells you so before you pay.
Certified record

An official document with a certification number. What a notary or bank asks for.

Public search

A read-out of public data on a given date. Useful before you commit, not a certificate.

Folio study

Folio's reading of official records in plain English. Not a government document.

Something else on your mind? A person at Folio answers.

Ask Folio
01What if the record cannot be found or issued?

Full refund of that line, IVA included, to the same payment method. How to ask for a refund is in our refund policy.

02Can I get an English translation?

Official documents are delivered in Spanish, as issued. An English translation is not sold in the cart until Folio confirms who prepares it, the turnaround and whether it is an official translation; ask when you order and we quote it by email.

03How long does it take?

Registro Nacional property certificates (title and survey map) arrive within one business day; the ones Folio has delivered so far arrived the same day. Municipal certificates depend on the canton (our last filing took 16 business days). Records Folio has not yet handled say so, and the timeline is confirmed by email before work starts.
