Find your own lot first
Tap the lot on Folio's free map and press Scan property: the finca number, lot area, perimeter and boundary appear on screen. The registered owner, liens, the plano, the title history and the exact maritime-zone position are in the $29 Folio report.
Open the free mapStep 1. Find your finca number
Every Registry certificate is ordered by finca number (folio real), province and derecho. It is on your deed and on the plano. If you do not have them to hand, open the free map, tap your lot and press Scan property: the finca number, lot area, perimeter and boundary appear on screen, from official cadastre data.
Step 2. Get the record
| Certificate | What it shows (Registry's 2025 guide) | Official 2026 fee |
|---|---|---|
| Certificación literal | The finca's description, owner, liens and annotations; immediate | ₡2,930 (about $6.40) |
| Índice de persona | The properties a person or company currently holds; immediate | ₡2,930 |
| Histórica de propietarios | Which properties were registered to a person or company from 1994 to date; immediate | not itemised in the 2026 fee schedule |
| Certified copy of the plano | The registered survey plan | ₡2,930 |
All of these are ordered on rnpdigital.com under "Consultas y Certificaciones" with a registered account, or at a Registry office. The Registry's guide says no professional is required. Folio can pull them for you: the certified title record for $39 and a property ownership search for $49.
Step 3. Compare it with what you believe you own
- Name and ID. Is the owner shown exactly as on your passport, cédula or company documents? If a company holds title, is it the right company?
- Area. Compare the registered area with the area on your plano and with the lot area the free map shows. A gap is a question for a surveyor; it is not by itself proof of a problem.
- Plano number. Does the record carry the plano you hold?
- Liens and annotations. Any mortgage, easement, annotation or pending filing you did not expect?
The certificate lists each lien by its registry reference but does not explain it. Folio's $49 registry study reads every entry in full and summarises what it means. If anything looks wrong, take the certificate to your own lawyer or notary.
Keeping an eye on it
The Registro Nacional's 2026 fee schedule lists a service named Alerta Registral at US$15. We could not open the Registry's own description of it on 21 October 2026, so confirm what it covers with the Registry before you rely on it. The contact centre numbers in its 2026 fee notice are 2202-0777 and 2202-0888.
Frequently Asked Questions
How do I see every property in my name in Costa Rica?
The Registry's índice de persona certificate lists the properties a person or company currently holds. Its histórica de propietarios certificate lists properties registered to them from 1994 to date.
How much does it cost to check my own title?
A certificación literal costs ₡2,930 at the Registro Nacional under the 2026 fee schedule, about US$6.40. Folio pulls it for $39.
Do I need a lawyer to check my own registry record?
Not to order it: the Registry's guide says no professional is required. If the record shows something you do not recognise, have your own lawyer or notary review it.
Is the free Folio map the same as the registry record?
No. The free map shows the parcel from official cadastre data: finca number, lot area, perimeter and boundary. The registered owner, liens and annotations are in the registry record, or in the $29 Folio report.
What if the area on my record does not match the map?
Areas can be measured and recorded differently. Treat the gap as a question for a licensed surveyor, and bring the plano and the certificate.
