Uso de suelo is the municipal certificate that says what a Costa Rica property may legally be used for: house, rental, commercial, agricultural. The registry cannot answer that question; only the canton can. Registry documents are usually delivered the same day. Municipal documents take a few business days because we file them with the municipality on your behalf. Reports built from data we already hold are instant.
What happens if the property or document can't be found?
You get a full refund. If we cannot retrieve the document from the official source, you do not pay. No risk to you.
Do I need the certified English translation?
Only if you want it. The document is official in Spanish. We offer an optional certified English translation so you, your lender, or your home-country lawyer can read it with confidence.
Are these the real, official government records?
Yes. We retrieve the actual records from the National Registry (RNP) and the municipality. We are a coordination service that pulls and delivers them; the issuing authority is always the government.
Can you get documents not listed (SETENA, ICT concession, Hacienda)?
Yes. Message us with what you need and the property, and we will quote it. We can coordinate most official property-related documents in Costa Rica.
The questions only this certificate answers
The National Registry says who owns the land. Only the municipality says what the land may be used for.
Can I build a house here?
The certificate states the zone classification and what construction the canton permits on the parcel, before you pay for plans.
Can it run as a rental or business?
Vacation rental, restaurant, shop: if the use is not permitted or conditioned in the certificate, the patente will not be granted.
Is the current use even legal?
A structure can exist and still be non-conforming. Buying it means inheriting the problem.
What will the neighbours be allowed to do?
The same Plan Regulador that limits your parcel limits the ones around it. The zone tells you what can appear next door.
